In Atlanta, investor buying has dropped 65%, signaling a major retreat from the market.
The numbers paint a clear picture. Investor activity surged during the pandemic, driving up home prices and fueling bidding wars. Now, the trend has reversed. Rising mortgage rates, declining rental profits, and increasing insurance costs have made real estate investments less attractive. Investors who once flooded the market are now selling off properties, adding to the growing inventory.
This isn’t just a slowdown—it’s a full-scale correction. Cities like Jacksonville, Phoenix, Charlotte, and Nashville are seeing investor purchases drop by more than 60%, creating a ripple effect across the housing market.
