The gap between home asking and sale prices is widening:
The typical home seller in the US now wants ~$38,672 more than the average buyer is willing to pay, the biggest gap on record.
The median asking price hit a record $469,729 in March, or 9% more than the $431,057 median sale price, the largest percentage difference since 2020.
This comes as home sale prices are growing more than TWICE as fast as sale prices.
The median list price jumped 6.2% year-over-year in March, the most since September 2022.
At the same time, the median sale price increased 2.5%, the smallest rise since September 2023.
It’s a truly unusual time for the housing market.
