Homebuyer median age hits 56 today, younger buyers priced out

The median age of homebuyers has climbed to 56, marking a dramatic shift in the housing market. This is the highest recorded age for buyers, reflecting the impact of soaring home prices, high mortgage rates, and tightening inventory. Younger generations are being priced out, leaving older, wealthier buyers as the dominant force in real estate.

The trend has accelerated in recent years. In 2021, the median age was 45, meaning the typical homebuyer is now 11 years older than just a few years ago. In 1981, the median age was only 31, highlighting how affordability challenges have reshaped the market. First-time buyers are also older than ever, with the median age rising to 38, up from 35 last year.

Housing costs are the biggest barrier. The median home price now sits at $435,000, a 39% increase since 2020. Mortgage rates have more than doubled, surpassing 6%, making monthly payments unaffordable for many younger buyers. The typical down payment is now $78,300, nearly matching the median U.S. household income of $80,610. Without family assistance or significant savings, younger buyers are struggling to compete.
