The housing sector is lining up behind Trump’s flagship legislation. The “Big Beautiful Bill” cleared the Senate on July 1 and now heads back to the House, where its housing provisions are drawing full-throated support from the industry’s biggest players. The National Association of REALTORS, Mortgage Bankers Association, and National Association of Home Builders have all endorsed the bill publicly. These aren’t soft nods. These are institutional green lights from the groups that shape the mortgage, construction, and real estate markets nationwide.
The bill expands the Low-Income Housing Tax Credit program, which has financed over 4 million affordable rental units since 1986. The new provisions could add another 1 million units over the next decade, according to estimates from Novogradac & Co. That’s a 25% increase in projected output compared to the House version passed in May. The Senate draft also includes a 30% basis boost for rural and Native American properties, a 25% threshold for bond financing, and permanent exemptions for capital gains on converted affordable rentals.

Shannon McGahn of the REALTORS group said the bill “delivers real benefits that will strengthen the American Dream.” Their internal polling shows 68% of voters support the housing provisions, including SALT relief and small business incentives. Bill Killmer from the MBA called the framework “an important and necessary step” toward economic growth. Lake Coulson of NAHB said the bill “will help improve workforce shortages” and “increase the supply of affordable housing.”
The White House says the bill will produce 1.2 million new units by 2035. The National Housing Conference called it “the most significant investment in affordable housing construction in a generation.” The Joint Committee on Taxation estimates the housing provisions will cost $14 billion over ten years. That’s less than 0.5% of the bill’s total fiscal footprint.
The endorsements matter. These groups represent over 1.4 million professionals. They control lobbying pipelines, campaign donations, and regulatory influence. Their support signals that the housing industry sees this bill not just as viable, but as necessary.
The House vote is scheduled for July 2. If passed, the bill goes to Trump’s desk before July 4. The housing sector is already counting on it.
