Beyond Frustrated – Buyers keep getting “cold feet”

I just wanted to rant a bit because we just had a 3rd offer withdrawn because the buyer got “cold feet”. I’m selling an older 1960s starter home (my first house and I’m moving for work) in a market that’s been cooling down a bit, but is very affordable (most houses are under $250k). As it’s a starter home, I keep getting offers from first time home buyers. In the first two days, I got eight showings and two offers. Accepted one, buyers got their inspection done and found a couple of items to fix. I went ahead and fixed most of the issues, spending several thousand in the process, and offered a concession for the rest. Just before midnight on the last day of the inspection contingency/negotiation period, they pulled out.

At this point the backup offer had already found a home to buy. The house went back on the market and within the next couple of days we got another two offers in six showings. Again, we picked one and signed. That same afternoon, they pulled their offer. Apparently, this was only the third home they viewed and they wanted to “explore more options”.

My agent reached to the backup and confirmed that it was still in place and then we signed. The next day, they pull out too because according to their agent, they were spooked that the two previous buyers had backed out.

It’s just so frustrating dealing with these flakes. Going from elation to depression so much in such a short period of time isn’t helping my stress levels at all. I guess the silver lining is that the last two offers were pulled fast enough that the home didn’t actually go pending… but the days on market keep ticking up.

I feel like the house has a good showing to offer conversion ratio, so I guess I have to just keep hoping that the right person comes along who is actually serious about purchasing.
